First of all, you must select a publication that your prospect reads. You do not necessarily want to go with the highest readership among Realtors, as you Coaches PR should not be targeting all real estate agents, just one segment of them. So identify some Realtors that you know that fit the demographic and find out what they read.
Once you have selected a publication I would recommend starting with one of the smaller ad sizes (dimensions vary among publications) and running a high frequency (as many times as you can afford), don't spend money on color at this point. Create a strong headline that offers a specific benefit linked to a free product you have created. Then tell them where to go to get it. Make sure to include a small blurb telling them who you are so they don't think you are a scam artist.

Of course, you have to come up with a giveaway, but that is a small price to pay to find out what the interest level may be for your new coaching product idea, and if it looks promising you can promote your new product to the people who responded to the advertisement. If it doesn't just change your ad copy till you get a better response, and as you build names to your list you can ask the Realtors on your list what they are looking for which makes the process all that much easier.
